The government will cancel the 6 types of documents in the new year

Government is going to take an important initiative to make land management more transparent, accountable and fraud free. According to the announcement of the Ministry of Lands, six types of documents will be completely canceled by June 2026.

A high-ranking source in the ministry said documents found to show fraud, forgery or legal irregularities will no longer be considered valid.

In continuation of this, the ‘Digital Land BDS (BDLand System)’ will be fully launched across the country from July 2026. Only verified and legal documents will be stored online on this digital platform.

6 types of documents which are going to be cancelled

1️. Heba Deeds: Heba Deeds containing tips taken by fraud, fraud or taking advantage of sick/disabled persons will be rejected.
2️. Wills: According to the law, a maximum of one-third of the total property can be bequeathed to someone outside the heirs. Documents made in violation of these limits will be considered invalid.
3️. Deeds without registration: Deeds claiming ownership without registration shall be cancelled.
4️. Forged documents: Documents created by fraud or forged documents will be detected and canceled, and ownership acquired thereby will also be cancelled.
5️. Documents obtained by abuse of power: The documents of those who acquired land possession or ownership by using political influence or muscle power will also be declared null and void after verification.
6️. Deed sold in excess of share: In case of sale of land in excess of one’s share in joint or family property, the deed will also be void, and the share will be returned to the real heirs through the court.

According to land experts, if this move comes into effect, land fraud, duplicate deeds and inheritance disputes which are prevalent in the country will be reduced to a great extent.

The Ministry of Lands said that the entire process will be completed by June 2026, so that a fully online land record and document management system can be launched from July.
